The average 2012 sale price of $192,355 for residential sales reported by the Ann Arbor Board of Realtors was essentially flat as compared to $191,137 in 2011. The median residential sale price in the first quarter of 2012 was $155,000 a 5% gain over 2011. Units for the first quarter 2012 and 2011 were 549.
With regard to similar data for the City of Ann Arbor, the average sale price was down 12% in the first quarter 2012 to $267,439 while the median price was also down 12% to $215,000. Sales units were up 14% to 161 homes.
What’s really interesting is that the average residential list price in the Ann Arbor Board of Realtors is $288,705 while the average residential list price in the City of Ann Arbor is $387,100.
This information can be interpreted in many ways. One interpretation is that sellers believe that sufficient demand is in place to set higher prices as indicated by the average list prices. Although first quarter sales are not robust, they could simply represent a final close out of 2011 inventory. Open house activity suggests that buyers are very enthusiastic and are giving their full attention to available inventory.
